According to the abstract released by the Intellectual Property India: "A system (100) for forecasting residential land values in peri-urban and urban areas, comprising a land-data acquisition module (102) to collect one or more primary parameters; an amenities-data extraction module (104) configured to obtain one or more secondary parameters; a Geo-coding and mapping module (106) to align them with one or more secondary parameters on a geographic information system platform; a proximity-analysis module (108) to compute spatial proximities between land parcel and surrounding urban amenities; a variable-encoding module (110) to extract categorical features; a regression-modelling module (112) to generate a predictive land-value model; a feature-importance module (114) to determine the contribution of each explanatory variable to land value; and a land-value forecasting module (116) to provide predicted residential land values. Further, system may be implemented as a web app comprising a user-interface, to generate visual land-value representations in form of land-value heat maps as a tangible output."
