Abstract: Provided are a system and method for strategic evaluation of hotel investment opportunities in implementing value management and multi-criteria decision analysis. The invention is an integrated analytical framework based on the evaluation of hotel investments through weighted determinants based on the value systems of the stakeholders and evaluation variables statistically validated. The system is able to define important stake holder groups related with the hotel investment, such as the financier, the developer, the hotel operator, the consultant and the ownership entity. Computational Reading, Weighting, and Ranking of a plurality of investment determinants that include financial factors, funding structures, location-specific factors, market conditions, chain affiliations, construction parameters, property characteristics, land attributes, compatibility variables, and institutional indicators. The invention uses multiple criteria decision making techniques, the applied factor analysis, weighted scoring models and statistical reliability validation to produce objective output of investment feasibility and strategic recommendations. The framework decreases the subjectivity in the analytical process, increases the transparency of the investments, and increases the predictability of outcomes when considering hotel development, acquisition, or operational opportunities. The invention can be implemented as a system of software based decision support platform, as a cloud-based analytical system, as a spreadsheet integrated platform, or an enterprise hospitality investment management application. The framework facilitates the comparison of a number of investment opportunities, and responds dynamically to shifting market conditions and stakeholder priorities. Inventive solutions to overcome deficiencies found in the prior hotel feasibility studies and in the evaluation methodology used as well as in the process of making an investment decision are proposed. The invention combines SVM and CA with computation analytically processing capabilities enabling an efficient, conceptualization based and scalable approach to assessing a hotel's strategic value in regional or international hospitality markets in an efficient, standardized and scientific way.
